Sealcoating is the highest-return maintenance item on any asphalt surface. It’s an emulsified liquid barrier that shields pavement against oxidation, water penetration, UV damage, and the oil and fuel drips that soften asphalt binder from the top down. Left unsealed, a Fort Myers lot grays out, turns brittle, and begins raveling far sooner than most owners expect.
Our commercial sealcoating process includes filling cracks first, with a rubberized adhesive that flexes with the pavement instead of cracking alongside it. Sealcoat applied over open cracks is wasted money — the water still gets in, it just gets in under a fresh black surface.
